Initial Meeting and Site Assessment
Meet with you to understand your project objectives, timeline, and budget.
Conduct a site visit to assess the property conditions, including existing structures, utilities, and site accessibility.
Design Review and Estimate:
Review the construction and design drawings, collaborating if necessary with your architect and engineer, to prepare a detailed cost estimate.
Once the proposal has been approved by you, we move to the pre-construction phase which includes obtaining permits and finalizing the design and finishes.
Construction, Quality Assurance and Inspections:
Manage site work, including grading, excavation, and foundation installation
Conduct regular quality inspections to ensure that construction activities meet industry standards and regulatory requirements.
Schedule and facilitate inspections by building inspectors at various stages of construction, addressing any deficiencies or non-compliance issues promptly.
Coordinate utility connections for water, sewer, electricity, and gas, ensuring compliance with utility company requirements and local regulations.
Pre-Construction Planning and Permitting:
Prepare and submit permit applications to the relevant local agency for review and approval.
Navigate the permitting process, addressing any comments or revisions required by regulatory authorities.
Ensure compliance with building codes, zoning regulations, and other applicable laws throughout the permitting process.
Finalize any selected design features and finishes.
Provide you with access to our custom online portal for tracking the details of your project including:
Estimates and budget
Project schedule
Progress reports and photos
Change orders
Design selections
Occupancy and Client Handover:
Complete construction and obtain a Certificate of Occupancy (CO) or other required documentation to allow you to legally occupy the ADU.
Conduct a final walkthrough with you to ensure satisfaction with the completed ADU and address any outstanding issues or punch list items.
Provide post-construction support and maintenance services as needed to ensure the long-term durability and performance of the ADU.
